Your Complete House Building Checklist

When it comes to building a new house, there are many benefits to consider.

With a build-to-own home, you get to build the exact features that you want.

If you are thinking about buying a home to build, look no further than this house buying checklist.

Consider the Future

Buying a home is one of the biggest investments you will ever make in your life. As an investment, you want to ensure it will pay off in the end.

When buying a home for your own use, you also need to think about if someone will find it valuable when you are ready to sell it.

There are several factors that go into the future value of your home including:

  • Location
  • Aesthetics/home appearance
  • Energy efficiency
  • Risk of damage from natural disaster or climate change
  • Ability to modify the home

The Australian government has placed much emphasis on green building practices and building carbon neutral homes. This will likely continue to be a strong consideration factor for future buyers of your home.

Scout Out the Area

Finding the right location for your home is critical. It will not only influence your resale value but also how much enjoyment you get out of your home. Here are some points to consider:

  • What will traffic be like commuting to work?
  • Are the schools in your area good?
  • Will you have easy access to public transport?
  • What amenities are available close by?

Ultimately, decide on a location where you can strike a good balance among these factors.

At this point, if you’re buying a lot separately from a builder, you should check with your local government officials to ensure you’re permitted to build on the lot.

Pick a Builder

Once you’ve decided on an area where you’d like to live, you need to pick a builder to construct your house. Champion Homes would be proud to partner with you to build your dream home.

When you have a list of potential builders, whittle it down by the types of homes they build and the styles in which they build them. Most builders have a typical style or specialty so find one that matches your preferences. You can see our design styles here.

Get Financing

The last major step on your house buying checklist will be to get financing for your house. Since you’re building a new home, you’ll get what’s called a building or construction loan.

Construction loans are different than conventional loans because the lender pays out funds to the builder for completed work over the period of the construction.

Upon completion of construction, the loan will be transferred into a traditional loan.

As you search for the right loan structure and rate for you, check to see if you qualify for any federal grants. Each state has different incentives. Most are geared toward first-time homebuyers.

Check Everything Off Your House Buying Checklist

Constructing a new home requires many steps, but a journey that will ultimately be rewarding. Breaking your house buying checklist into major buckets can help you digest what you are doing a bit better.

When it comes to building a house, you want to future-proof it, find a good location that you’ll enjoy, pick the right builder, and get financing before you close. From there, you can start on a new list of actually building a house.
